The only category which relates to the actual position of the room, and being near to the main building and bus stop, is Preferred Location. All of the others relate to the view from the room (apart from King Bed). So the cheapest (and only) booking category which will ensure what you are asking for is 'Preferred' - although there are lots of other nice rooms of course, but no specific category will guarantee them.
Best to just ask for a room close to the foot bridge, as there are close rooms in both buildings, but also some that are further away. The VERY best rooms are in the northern wing of Parterre Place, but on average there are more good locations in Oak Manor. ("more good" sounds like awful grammar, but it's actually correct in this context.

Doesn't sound good. Perhaps you could try doing what I do every trip these days, and type quick notes into my phone regarding every bus wait and trip time? That way you've got some
objective timings, rather than just subjective comments which are easier to dismiss. For example, this was what I noted on my very worst bus wait during our two-week trip in August (it was a 14 minute wait, when leaving the MK after fireworks, although most of our other waits were a matter of a couple of minutes):
